All lettings are subject to satisfactory references being received and approved by the landlord. These references are usually obtained through a credit referencing agency and are taken from a prospective tenant's bank, employer or accountant, and present landlord or other personal reference. The charge of £50.00 + VAT per person (including guarantor) will be deducted from your holding deposit which you will be asked to pay before references are taken up.
A non-refundable holding deposit of £150.00 per person will be taken from each tenant and guarantor/s if applicable. Should the tenancy go ahead, the remaining balance of the holding deposit will go towards the charges listed below. If details for the reference procedure are not supplied to Pilgrims within seven days from the receipt of the holding deposit, it will be assumed that the tenant does not wish to proceed with the tenancy, in which case the holding deposit will be forfeited and the property put back on the market. In the event that the tenancy does not go ahead because the tenant withdraws the offer or the references fail, the balance of the holding deposit will be retained to cover the administration costs.
The following costs and advance payments are required from the tenant before occupation:-
A charge of £70.00 + VAT per tenancy is also payable by Tenants for renewals and any other documents which may be required to vary the tenancy.
Your deposit will be registered with the Tenancy Deposit Scheme and will be used to cover any charges assessed as being your responsibility at the end of the tenancy. Because we are members of ARLA, you have the reassurance of knowing that your money is protected by the bonding scheme.
